Room Scan lets Pro and Scale users walk a floor with your iPhone Pro or iPad Pro and capture walls, doors, windows, openings, and ceiling heights, one room at a time. Handoff turns the scan into a dimensioned floor plan and a 3D model. You review the measurements, then start a draft estimate from them.
Room Scan is unlimited for Pro and Scale users while in beta. Limits may change after beta.
Who can use Room Scan
You need all of the following:
Be part of the early adopter program
A Pro or Scale plan
An iPhone 12 Pro or newer (Pro models only) or an iPad Pro, with LiDAR
iOS 17 or later and the latest Handoff app
Permission to edit files in the project
Room Scan works on iPhone Pro and iPad Pro only. It doesn't work on Android or the web, and standard or Plus iPhones don't have LiDAR.
How to scan a floor
Open the project, then tap + New > Room Scan. You can also start from the AI chat + menu or the project's Files tab.
Follow the on-screen tips. Start where you can see most of the room, move slowly, point at every wall from floor to ceiling, and pause at doors, windows, and wide openings.
Scan one room, review it, then tap Next room to keep going. You can scan up to 30 rooms per floor.
When the floor is done, tap Finish floor plan.
Review, edit, and save
Name the floor plan and choose a room type for every room. A room type is required before you can save.
Tap a room to see its measurements, edit them, rescan it, or remove it. Preview the 3D model.
Tap Save. Saving confirms the measurements and adds the floor plan to your project files. Nothing goes into an estimate until you save.
To add another floor later, open the saved plan and tap Add floor (up to 20 floors per plan).
What you can do with a saved scan
Edit wall lengths, ceiling height, area, and perimeter in feet and inches, before or after saving
Download the floor plan as a PDF or export measurements as a CSV
Tap Create > Estimate to open an AI chat draft with your floor plan attached. Add your scope and finishes, then send. Scan quantities apply to draft estimates only.
What Room Scan can't do
It is a field aid, not a certified survey. Confirm critical dimensions on site.
It doesn't change estimates you've already sent.
Unsaved scans are lost if you close the app. Save before you leave.
If you close or interrupt the app mid-scan, completed rooms are kept, but capture stops.
FAQ
Is Room Scan free?
It is included with Pro and Scale and unlimited during the beta. After the beta, Pro will have a monthly limit and Scale will stay unlimited. See the note at the top of this article.
Why can't I save my scan?
Every room needs a room type. Check for rooms without one.
Why is my plan showing rooms separately?
If a room was rescanned on its own, or Apple's scanner couldn't align the rooms, they appear side by side. The measurements are still usable.
Where's my 3D model?
3D model and measurements are saved in your files tab inside your project.
